    Sell your house in nine days? Without fixup? Preposterous.

    Yet this little known method of selling a house, often called the round robin, has been with us for many years. The nine day house sale has been the well-kept secret of a few real estate insiders.

    Some gurus make their living teaching the nine day house sale. Others use it to their own advantage in another way: They approach desperate sellers with a proposition. The sellers give an option to sell the house. The guru or real estate investor now controls that house. He or she can use the nine day sale to bring in buyers, and hopefully make a return far in excess of what a real estate agent would get.

    The secret is knowing how to move houses in today's dreadful real estate market. And the way you do that is the nine day sale.

    First, you do a writeup of the house. A write up including the good and bad and everything about the house and the deal.

    Second, you set a very low price for the house. Not just below market. But
    60% below market. Or 70% below market.

    Third, you advertise an auction for the coming weekend.

    Fifth, you have a showing. Your advertising and your rock bottom price (there are secrets to putting together an effective ad and secrets to pricing) attract 40 - 100 people.

    Out of those people who come in the weekend, there are some buyers. You use a simple method to get the buyers to make offers, even ridiculous ones. The real fun starts Sunday night when you go back and forth by phone, and get the buyers to increase their offers.

    Everything is a wide open book with the nine day house sale. Everyone knows the highest bid and everyone knows what everyone knows. So it is a completely open auction. By Sunday night you are usually talking to two buyers and by Monday you can be in settlement.
